Patricia Kalmbach

Prior to joining BOSC Equities, Ms. Kalmbach was President for Avis Enterprises, Inc. Ms. Kalmbach started at Avis Enterprises as a Controller, managing accounting and tax for seventeen locations.

Ms. Kalmbach became a key team member, as Vice President of Finance, in the acquisition and management of two corporate entities; a High Tech distributor and a Sporting Goods distributor.

In 1993, Ms. Kalmbach was made President of the development of 300 acres in the south Ann Arbor, Michigan. She was solely responsible for developing the mixed-use property, this included all, financing, tax planning and reporting the owners of this investments. She negotiated $ 720,000,000 in construction and end loans, 1,000,000 square feet .of leases, cash flow and tax to keep the projects in budget and on time. Today this property has 114 homes on 115 acres and 780,000 square feet of office space with approximately 20 acres of manmade lakes.

This project was a major attraction for many of the new high technology firms in Ann Arbor. Anchor tenants recruited included: MCI/World Communications network operations center, Metavanta network operations center and Atwell-Hicks headquarters.

Because of the great success, in 1997 another 160 acres was purchased in the same business corridor. This property is now home to ABN AMRO Mortgage Group’s North American headquarters building of 255,000 sf, which was signed in 2003 and occupied in 2004.

Company History

BOSC Equities began operations via a predecessor company in 1989 as a commercial real estate development company and has developed commercial real estate properties throughout the United States. The Company’s early focus had been retail projects but it has since expanded into office and mixed use projects. Development by BOSC and its affiliated companies has been conducted throughout the United States with the majority of the projects located in California, Michigan and Texas.
