Bosc Equities targets growing urban markets for
in-fill developments. The primary market
targeted is Southern California. Los Angeles is
a growing urbanized
market. It has a wealth of old and tired assets
that are ripe for redevelopment as land values
continue their
rapid escalation. Other targeted markets include
the large cities in Texas, Arizona and
Florida. All
of these are high growth and high density markets
with steadily increasing land values.
Project Profile
Multi-Use Properties: Bosc Equities intends to
make all future developments multi-use. The uses
could include
retail, residential, hotel, office and entertainment
in any combination. These properties tend to command
higher rents because they generate higher revenues
for the tenants. A multi-use property reduces
the amount
of land typically needed if each component of the
multi-use was developed separately. It is common
to see an office
building parking lot empty in the evening while
the shopping center parking lot is full in the
evening.
The inverse is often true during the day. By combining
uses, the amount of land needed for both developments
is reduced since the same parking lot satisfies
the office by day and the shopping center by night.
