Summary:

Denton Square Shopping Center is a supermarket anchored center located on Teasley Lane at the I-35 off-ramp. It has excellent visibility form the freeway and is on a dominant corner.

Challenge:

The shopping center had a vacant anchor position and was in poor physical condition. The façade was damaged and the parking lot was in disrepair. Quality new tenants were not interested in coming into the center.

Solution:

The property underwent a complete renovation and a new sign program was implemented. Gold's Gym was then secured as a second anchor to the supermarket.

Results:

Traffic to the center increased significantly. Occupancy increased to almost 100% and the property stabilized. Rents increased steadily over time.
